FOR CPAs, EAs & BOOKKEEPERS
CPA & Tax Professional Partners
Your self-employed clients write off what the tax code allows. Then a bank says their income is too low to buy a home. Save Financial is a California mortgage broker (NMLS #377740) that qualifies those clients on bank statements, a CPA-prepared P&L or their assets instead, so good tax planning doesn't cost them the house.
How we help your self-employed clients
Since 2009 we've closed around 200 loans for self-employed borrowers: business owners, 1099 contractors, consultants, physicians and real estate professionals. These are the programs CPAs ask us about most:
- Bank statement loans: income from 12 or 24 months of personal or business deposits, no tax returns.
- P&L statement loans: income from a profit and loss statement you prepare and sign.
- 1099 income loans: gross 1099 income for contractors and gig workers.
- Asset depletion loans: qualifying income calculated from liquid assets, for retirees and clients who just sold a business.
- DSCR loans: rental properties qualified on the property's rent, not personal income.
If a lender asks you for a CPA letter, our guide to what a CPA letter for a mortgage should and shouldn't say covers it.
What partnering looks like
- Scenario reviews: send a client situation (no names needed) and we'll tell you which program fits and roughly what they'd qualify for, usually the same business day.
- A listing on this page with a link to your firm.
- Co-written content: an article or webinar for both our audiences on qualifying for a mortgage after aggressive write-offs.
- Straight communication with your client: we explain what documents we need and why, so you aren't fielding confused calls.
We don't pay or accept referral fees. Federal law (RESPA Section 8) prohibits paying for mortgage referrals, and our partnerships are about serving clients well, not compensation.
