How does a DSCR loan work?

The lender compares the property's rent to its monthly payment. If the rent covers the payment, usually a ratio of 1.0 or higher, the loan qualifies without tax returns, pay stubs, or a debt-to-income check. Rent comes from the current lease or, if the unit is vacant, the appraiser's market rent estimate. Credit, down payment, and reserves set your rate.

What does DSCR stand for?

DSCR stands for debt service coverage ratio, a commercial lending measure of whether a property's income covers its debt payments. In residential DSCR mortgages it is calculated as gross monthly rent divided by PITIA: principal, interest, property taxes, homeowners insurance, and HOA dues.

How do you calculate DSCR for a loan?

Divide monthly rent by the monthly PITIA payment. For example, $3,600 rent divided by a $3,000 payment equals a DSCR of 1.20. If the ratio is below the lender's minimum, increase the down payment (lowering the payment), buy down the rate, or choose an interest-only option, since each one lowers PITIA and raises the ratio.

Is a DSCR loan a conventional loan?

No. A DSCR loan is a non-QM, business-purpose loan made by private lenders. It is not backed by Fannie Mae or Freddie Mac. That is why it can ignore personal income, close in an LLC, and finance an unlimited number of properties, while conventional investment loans cap financed properties at 10.

Can you get a DSCR loan with no money down?

No. DSCR loans require a real down payment, typically 20 to 25% on a purchase, with some lenders allowing 15% for strong files. Investors who say they did a no-money-down DSCR deal usually used a cash-out refinance on another property or seller financing for the down payment. The DSCR loan itself still required equity.

How much do you need to put down on a DSCR loan?

Plan on 20 to 25% for most purchases. Expect 25% or more for short-term rentals, condos, sub-1.0 ratios, or credit scores below about 680. A larger down payment also lowers your payment, which raises your DSCR and can move you into a better pricing tier.

Can you refinance a DSCR loan?

Yes. You can do a rate-and-term refinance or a cash-out refinance on a DSCR loan, commonly to about 70 to 75% of appraised value on a cash-out. Watch the prepayment penalty: many DSCR loans carry a 1 to 5 year step-down penalty, so time the refinance after it expires or price it in.

Can you use a DSCR loan for a primary residence?

No. DSCR loans are for non-owner-occupied investment properties only, and you will sign a business-purpose and occupancy statement. If you are self-employed and want to buy a home to live in, look at a bank statement, P&L, or asset depletion loan instead.

Can I get a DSCR loan for an Airbnb or short-term rental?

Yes. Many lenders allow short-term rentals, using 12 months of booking history or an AirDNA-style market projection to estimate income. Expect stricter terms than a long-term rental, such as about 25% down and a higher minimum DSCR. Check local short-term rental rules first, since many California cities restrict them.

Can a first-time investor get a DSCR loan?

Yes, with conditions. Many lenders accept first-time investors, sometimes with a slightly larger down payment, a higher credit minimum, or a rule that you currently own your primary residence. Having 6 or more months of reserves strengthens the file.

Can I close a DSCR loan in an LLC?

Yes. DSCR loans commonly close in an LLC, which many investors prefer for liability separation. The lender will want the LLC's articles, operating agreement, EIN letter, and a certificate of good standing. Members usually sign a personal guarantee.
