How appreciation builds investor wealth

Two forces grow an investor’s equity over time: paying down the loan, and the property appreciating. This tool isolates appreciation — compounding at the rate you choose — so you can see the potential upside on a long hold. It doesn’t include financing, taxes, insurance, maintenance, or vacancy, so treat the result as a ceiling on the appreciation portion, not a full return. Appreciation is never guaranteed and markets move in both directions.

Qualify on the rent with a DSCR loan

Most investors here finance rentals with a DSCR loan, which qualifies on the property’s rental cash flow rather than your personal income — typically 20–25% down, 620–680 FICO by LTV.
