3-Month Bank Statement Loans: What’s Real and What Isn’t
Short answer: we’re not aware of mainstream mortgage programs that calculate your income from only three months of bank statements. Bank statement mortgages use 12 or 24 months. What you’ll find under “3-month bank statement loans” is usually business financing, like merchant cash advances, or mortgages that only use two or three months of statements to verify your assets, not your income. Here’s how to tell them apart, and what to do if you don’t have 12 months yet.
Why bank statement mortgages need 12 or 24 months
A bank statement mortgage replaces two years of tax returns. To stand in for that, lenders want enough history to see a real average: seasonal swings, slow months, one-off deposits. Three months can’t show that. Twelve months is the usual minimum, and 24 months often earns better terms. Our 12 vs 24 month guide covers the tradeoff.
What “3-month bank statement loans” usually are
- Business loans and merchant cash advances. These fund a business based on a few months of deposits. They are not mortgages, and they’re usually expensive.
- Mortgages that verify assets, not income. Many loans ask for two or three months of statements to prove your down payment and reserves. That’s asset verification, and almost every mortgage does it.
Mortgages that only need a few months of statements
If your goal is a home loan with very little paperwork, these programs don’t use bank statements as income at all, so a few months of asset statements may be all you provide:
- DSCR loans for rentals, which qualify on the property’s rent.
- No-ratio loans for a primary residence, which qualify on credit, equity and reserves.
- Asset depletion loans, where the asset statements themselves become your income.
Self-employed less than a year?
If you recently went out on your own, you have options beyond waiting:
- Some lenders accept a shorter self-employment history when you stayed in the same line of work, for example a W-2 nurse who now contracts as a nurse.
- A P&L loan can sometimes work with a shorter history, depending on the lender.
- Asset depletion or a no-ratio loan can sidestep income history altogether.
