HELOC on an Investment Property in California: What Lenders Allow
Yes, you can get a HELOC on a rental property in California, but your bank or credit union probably won't be the one to do it. Most of them lend only on the home you live in. Wholesale lenders do offer investment-property HELOCs, usually at 75% to 80% combined loan-to-value instead of the 85% to 90% you can get on a primary home.
Why most HELOC lenders say no to rentals
Look at the HELOC pages for California's big credit unions and the rule is spelled out. Star One lends on California primary residences only. Altura lends on owner-occupied homes. A rental is a riskier second lien for a lender, because owners stop paying on a rental before they stop paying on the house they live in. So the lenders who do it charge more and leave a bigger equity cushion.
Investment property HELOC vs primary home HELOC
| Primary home | Rental (1 to 4 units) | |
|---|---|---|
| Max combined LTV | Up to 85% to 90% | Usually 75% to 80% |
| Who offers it | Banks, credit unions, wholesale lenders | A smaller group of wholesale lenders |
| Pricing | Best available | Higher margin over prime |
| Income documents | Full-doc or bank statements | Full-doc or bank statements, rent from the lease or tax return |
| Title | Personal name or trust | Usually personal name or trust, not an LLC |
How much can you borrow on a rental?
Take the appraised value, multiply by the lender's max CLTV, and subtract what you owe. Say your rental in Long Beach appraises at $800,000 and you owe $400,000. At 75% CLTV the most total debt allowed is $600,000, so the line can be $200,000. At 80% it is $640,000, which leaves $240,000. Your income still has to carry the new payment, so the smaller of the two limits wins. Run your own numbers in the HELOC calculator.
Three ways investors pull equity, and when I use each
A HELOC on the rental itself. This fits when the rental already has a low-rate first mortgage you want to keep and you need flexible money, like a down payment you'll draw on when you find the next deal.
A HELOC on your primary home. Many of my clients do this to buy additional rentals. You get a higher CLTV and better pricing than a rental line. Be honest with yourself that your own home now backs the investment.
A DSCR cash-out refinance on the rental. A DSCR loan qualifies on the property's rent, not your personal income, with a 660 minimum credit score. It replaces the first mortgage, so it makes sense when that rate isn't worth keeping or when the rental sits in an LLC. See DSCR cash-out refinance in California.
What lenders want to see
Expect the lender to ask for the current lease, the rental's mortgage statement, insurance and tax bill, and your income documents. If you are self-employed, a bank statement HELOC can work on rentals with some lenders, at the lower end of the CLTV range. A 680 credit score is the sweet spot for pricing on our HELOC programs, and the rental's appraisal decides your line, not an online estimate.
