Non-QM Cash-Out Refinance: Turning Equity Into Cash When Tax Returns Fall Short
A non-QM cash-out refinance replaces your current mortgage with a larger one and hands you the difference in cash, qualifying you on bank statements, a P&L, rental income or credit and equity instead of tax returns. It’s how business owners pull equity for working capital, a partner buyout or a down payment on the next property. Expect lower maximum loan-to-value than a conventional cash-out, often around 75%.
How it works
Say your home is worth $1,200,000 and you owe $400,000. At a 75% loan-to-value limit, the new loan can be up to $900,000. Pay off the $400,000 and up to $500,000 is left; subtract closing costs, and the rest comes to you as cash.
The difference from a regular cash-out is only how you qualify. A non-QM lender reads your income from deposits, a P&L or the property’s rent.
Non-QM cash-out options
- Bank statement cash-out on a primary home, second home or rental. See bank statement loans.
- P&L cash-out, qualifying on a preparer-signed profit-and-loss statement. Cash-out on P&L programs typically caps around 75% LTV.
- DSCR cash-out on a rental, qualifying on the property’s rent with no personal income. See DSCR loans.
- No-ratio cash-out on a primary residence, with no income stated. Our no-ratio program goes up to 75% LTV on cash-out.
- Asset depletion for borrowers with large savings and little income.
Seasoning: how long you need to own the property
Most lenders want you to have owned the property for a while before a cash-out, commonly around six months, measured from purchase to the new loan’s application or note date. Some programs differ, and investors who bought with cash may be able to use “delayed financing” to pull their money back out sooner. Ask about the specific lender’s seasoning rule before you plan around it.
Cash-out refi or HELOC?
This is the biggest decision, and it mostly comes down to your current rate.
- If your existing first mortgage has a low rate, a cash-out refinance replaces it with today’s rate on the whole balance. A non-QM HELOC or home equity loan keeps that low-rate first mortgage and only prices the new money at current rates.
- If your current rate is at or above today’s market, or you want one payment instead of two, the cash-out refi usually wins.
