What does VOE mean on a mortgage?

VOE stands for verification of employment. On a standard loan, the lender verifies your job by phone or with a written form in addition to your pay stubs and W-2s. On a VOE-only loan, the written form (Form 1005) is the only income document. Your employer states your pay, bonus, overtime, and commission history, and the lender qualifies you on that.

Who should use a VOE-only loan?

VOE-only loans fit W-2 employees whose tax returns understate their real income: people with large unreimbursed expenses, rental losses, or side-business losses on their returns, plus commissioned salespeople, high-bonus executives, and employees who have not filed recent returns.
