Worth knowing about Georgia

What rent does a Georgia rental need for a 1.0 DSCR?

At an illustrative 7.25% 30-year fixed rate with 20% down, Georgia’s average property tax rate and our insurance assumption below, a rental priced like the Atlanta median needs monthly rent of about 0.66% of its price to reach a 1.0 DSCR. Here is what the payment looks like at median prices in Atlanta, Savannah, Columbus, Macon-Bibb County and Augusta-Richmond County.

MarketMedian priceMonthly PITIA at 20% down (= rent needed for 1.0)Rent needed as % of price
Atlanta (city)$424,898 (Redfin, Sep 2026)$2,8200.66%
Savannah (city)$331,603 (Redfin, 3 months ending Aug 2026)$2,2500.68%
Columbus (city)$237,387 (Redfin, Sep 2026)$1,6700.70%
Macon-Bibb County$219,855 (Redfin, Aug 2026)$1,5600.71%
Augusta-Richmond County$215,000 (Redfin, 3 months ending Aug 2026)$1,5300.71%

Assumptions: 7.25% 30-year fixed (an example, not a quote); property tax at 0.79% of value, Georgia’s average effective rate on owner-occupied homes (rentals don’t get homestead breaks, so an investor’s effective rate is usually higher); insurance at $2,640 a year (LendingTree’s 2026 Georgia average homeowners premium); no HOA. Actual county tax rates, premiums and your rate will differ.

How much down do you need to reach 1.0?

If you know a property’s rent-to-price ratio (monthly rent ÷ price), this shows the down payment that gets it to a 1.0 DSCR for a home priced like the Atlanta median, under the same assumptions.

Monthly rent as % of priceDown payment, 30-year fixedDown payment, interest-only

0.60%About 29%About 20%
0.65%About 22%20% (the minimum)

If the numbers fall short, there are three other routes: a program that accepts a DSCR down to 0.75 at a higher rate, interest-only payments, or a no-ratio DSCR loan with about 25% down.

Example: a median-priced Atlanta rental at three structures

The property: a $424,898 rental, the median price in Atlanta (city).

Costs: property tax about $280 a month and insurance about $220 a month under the assumptions above. Rate is an illustrative 7.25%, an example and not a quote.

StructureLoanMonthly PITIARent needed for 1.0

25% down, 30-year fixed$318,674$2,670About $2,670
25% down, interest-only$318,674$2,430About $2,430

The takeaway: moving from 20% down to 25% down with interest-only lowers the rent this property needs to qualify by about $390 a month. We price each structure side by side so you can compare the extra cash against the rate.

Georgia property tax and insurance: what changes the DSCR

Property tax

Georgia’s average effective property tax rate is about 0.79% of home value for owner-occupied homes, per the Tax Foundation. Georgia taxes property on 40% of fair market value. Homestead exemptions, including the $2,000 state exemption and the HB 581 floating exemption that limits a home’s yearly assessed-value growth to inflation, apply only to an owner’s primary residence, so a rental pays tax on its full assessed value and its assessment can rise with the market. Lenders use the tax bill you will actually pay as an investor, so get the county’s estimate for a non-owner-occupied property before you make an offer.

Insurance

Georgia’s average homeowners premium was about $2,640 a year in LendingTree’s 2026 report, roughly 10% above the national average, after rising about 7.3% in 2025. Main hazards are wind, hail, tornadoes and coastal storms; Hurricane Helene (2024) hit South Georgia, the Augusta area and parts of metro Atlanta. A rental needs a landlord (dwelling) policy, and the full premium goes into the payment the rent has to cover, so get a real quote early.

Georgia landlord rules that matter to a lender

Rent control: State law (O.C.G.A. 44-7-19) bars Georgia cities and counties from regulating rent on privately owned residential rentals.

Evictions: Since the 2024 Safe at Home Act, on leases signed or renewed on or after July 1, 2024, a landlord must give a notice to pay or vacate of three business days before filing a dispossessory case in magistrate court; after service the tenant has 7 days to answer, and a tenant who loses at trial gets 7 days to leave before the writ is carried out.

The 2024 Safe at Home Act (HB 404) requires rentals to be fit for human habitation and caps security deposits at two months’ rent.

Short-term rental rules in Georgia markets investors ask about

A lender only counts Airbnb or VRBO income if the property can legally operate as a short-term rental. If it can’t, the loan is sized on long-term rent from the appraiser’s rent schedule.

  • Atlanta: Hosts need a city short-term rental license ($150 a year) and must show its number on every listing. Only Atlanta residents can get one, and a license covers the host’s primary residence plus one other unit, so out-of-town investors can’t run STRs in the city. The council rejected a Buckhead-area ban in November 2025 but approved a ban on new STRs in Home Park earlier in 2025.
  • Savannah: Short-term vacation rentals need a non-transferable city certificate and are allowed only inside the STVR overlay district. In the Downtown and Victorian historic districts, non-owner-occupied certificates are capped at 20% of parcels per ward, many wards are full, and new applicants join a waiting list. Hosts must carry insurance that covers STR use and put the certificate number in all ads.
  • Tybee Island: STR owners need an annual city certificate (calendar-year) and must remit a 7% local room tax every month. No new certificates are issued in R-1, R-1B or R-2 zones. In August 2026 the city adopted amendments that split the island into sectors with STR caps and require an emergency contact.

Rules change often. Confirm the permit status for the exact address with the city or county before you buy.

Other Georgia factors for rental investors

  • Georgia’s flat personal income tax rate dropped to 4.99% for 2026 (HB 463, retroactive to Jan 1, 2026), down from 5.19%.
  • Georgia is a nonjudicial foreclosure state: lenders use a deed to secure debt with power of sale, and foreclosure sales are held on the first Tuesday of the month after four weeks of newspaper notice, with no court case required.
  • Rentals don’t qualify for homestead exemptions or the HB 581 assessment-growth limit, so an investor’s property tax can climb faster than a neighboring owner-occupant’s.

Broker vs. direct DSCR lender

A direct DSCR lender can only offer its own program. As a broker, Save Financial compares 20+ DSCR lenders, including lenders active in Georgia, which matters most when a property doesn’t fit the standard box.

Georgia DSCR loan questions

Can I get a DSCR loan in Georgia if I live in California or another state?

Yes. A DSCR loan qualifies on the Georgia property’s rent, not your residency, job or tax returns, so out-of-state investors close Georgia rentals the same way local investors do. Save Financial is a California-based broker that arranges Georgia DSCR loans through lenders active in the state.

What DSCR do lenders require in Georgia?

A DSCR of 1.0 or higher, meaning the rent covers principal, interest, taxes, insurance and any HOA, gets the best pricing. A separate program accepts ratios down to 0.75 at a higher rate, and a no-ratio DSCR loan skips the ratio with about 25% down.

How do Georgia property taxes affect a DSCR loan?

Taxes are part of the payment the rent has to cover. Georgia’s average effective rate is about 0.79% for owner-occupied homes, per the Tax Foundation, and rentals don’t get owner-occupant breaks, so an investor’s bill is usually higher. See the property tax section above for how Georgia assesses rentals.

What share of Georgia households rent, and how much have home prices risen?

About 34.3% of Georgia households rent their home (U.S. Census Bureau, 2020–2024), and the median gross rent is $1,393 a month. FHFA data show Georgia home prices rose 39.2% in the five years to mid-2026, versus 33.4% nationally.

Can I use Airbnb income on a Georgia DSCR loan?

Yes, if the property can legally operate as a short-term rental under local rules. Lenders use 12 months of platform payouts, an AirDNA projection (often counted at 75–80%), or fall back to the appraiser’s long-term rent. Check the city rules above before you buy.

Can I close a Georgia DSCR loan in an LLC?

Yes. DSCR loans close in an LLC or corporation with you as personal guarantor. If your LLC was formed in another state, Georgia may require it to register as a foreign LLC before it holds property there; confirm with your attorney or CPA.

Do DSCR loans have prepayment penalties?

Usually. Most of our DSCR loans carry a one-year prepayment period. A no-prepay loan is available at a slightly higher rate or more in fees, and a longer prepayment period can lower your rate or fees.

How long does a Georgia DSCR loan take to close?

Often about 18 days once your documents are complete, though appraisal timing varies. The appraisal with the rent schedule is usually the longest step, and closings can be done remotely or with a mobile notary.
