How hard money lenders size a loan

Hard money lenders look at the deal more than your income. They typically fund a percentage of the purchase price, some or all of the rehab budget (released in draws as work is completed), and cap the total at a percentage of the after-repair value (ARV):

Loan = lower of (purchase × % financed + rehab × % financed) or (ARV × max loan-to-ARV)

Payments are usually interest-only, and the lender charges points (a percentage of the loan) at closing. Cash to close here assumes rehab not funded by the lender comes from you.

How much will a hard money lender lend?

Commonly 80% to 90% of the purchase price plus 50% to 100% of rehab, capped at 65% to 75% of the after-repair value.

What are typical hard money points and rates?

Points are often 1% to 3% of the loan and rates are well above conventional mortgages. Terms vary by lender, experience and deal.

Are hard money payments interest-only?

Usually yes. You pay interest monthly on the funded balance and repay the principal when you sell or refinance.

Can I use hard money to buy my own home?

Generally no. Hard money loans are for investment and business-purpose properties.

How fast can a hard money loan close?

Often within 5 to 14 days once the property and title are cleared.
